The diversified services firm provides assistance in the development, design and construction of residential and commercial properties. Namely, the company’s focus is on the rehabilitation and new construction of multi-family residential and commercial projects. As Chief Operating Officer of the construction services division, I have direct responsibility over Architectural Services, Construction Management, Contract Administration, Construction and Property Inspections. Day-to-day operations include:

  • Oversight and direction of all services associated with the design and, construction of various size and type of projects located primarily in the City of Chicago and State of Illinois.
  • Establishment of plans, schedules, resource allocation and administrative authority over all field work.
  • Preparation of all construction and procurement documents and schedules, subcontract negotiations, and technical guidance to support the construction operations in accordance with Client’s goals and requirements. Provide technical guidance to Client organizations in best industry practices.
  • Development of architectural construction documents in compliance with city, state and national codes; monitor and report construction progress and compliance with construction documents.
  • Architectural, construction administration and management, and owner representative services to a variety of client types (i.e. non-profit organizations; private developers; governmental agencies; lending corporation).
  • Extensive use of technology, including AutoCAD, Microsoft Office, packaged construction cost estimating and scheduling programs and internet-based tools.

Burling Builders, Inc., Chicago, Illinois

General Manager


Responsible for the management of the daily administrative, technical, and field operations of this general contracting and construction management company which focused on residential, commercial, and institutional, rehabilitation and new construction projects.  Duties and responsibilities included:

  • Business development, including cost estimation, soliciting and bidding subcontractors, bid preparation and negotiation, project scheduling, material and fixture procurement, and contract administration. 
  • Daily operations of the entire general contracting and construction management organization.
  • Profit and loss accountability.
  • Primary contact to owner/client, lender, governmental and other participants in the construction process.
  • Coordination of sub consultants, subcontractors/suppliers affairs and activities.
  • Soliciting professional and construction services and negotiating Contracts.
  • Cost estimation, scheduling, and project administration; payment and change processing; and project close-out activities.
  • Resource management which including planning, organizing, and ensuring adequate staffing, execution, and monitoring of all office support and field engineering activities and related support operations.
  • Performance of daily inspections, with routine reporting in periodic construction and progress meetings.
  • Achievements: increased the annual construction sales volume from $500 thousands to $10 million.
  • Oversaw the completion of over: 750 (as general contractor) and 2100 (as construction manager) rehabilitated residential units; 80 new construction dwelling units (single family dwelling and multi-family); and 100,000 sq. ft. of commercial new construction.

Served as principal contact between HUD and public and private groups concerned with multi-family housing developments.  Duties included:

  • Review and approval of architectural exhibits
  • Construction inspections and progress meetings. 
  • Monitoring compliance with codes and health and safety requirement.
  • Expediting the in-house review of development proposals. 
  • Review and approval of architectural exhibits and construction documents.
  • In-house review and processing of development proposals.
  • Primary contact for owner-client participants in the HUD housing programs.

Construction Management


The company focused on domestic and international projects. The Construction Manager was responsible for the coordination of project with other disciplines. The duties and responsibilities included:

  • Production of detailed computer cost estimates based on quantitative take-off from construction documents, schematic or conceptual drawings. 
  • Coordination of project estimates with other disciplines.
  • Plan/specification review.
  • Technical and practical guidance to less experienced staff.
  • Assisted in review and assembly of costs estimation packages.
  • Bid analysis and preparation.
  • Schedule and cost control; change order analysis.

3M Company, Business Product Sales, Inc., St. Paul, Minnesota

Architect

 
The Company focused on the design and development of Business Products Centers (branch sales and service facilities) throughout the United States. I was assigned projects along the Eastern Seaboard and upper Central States. Responsible for architectural programming and schematic design (or interior layout) based upon sales forecasts and user need assessments made in the field. Locate lease space or negotiate with design/build developers for the construction of facilities. Responsible for contract negotiations and the procurement of furnishings. , I was involved in the development conventional and design/build projects that consist of over 100,000 square feet of commercial facilities. Duties included:

  • Compiling and assimilating programmatic materials. Performed site, structural mechanical and economic analyzes. 
  • Architectural programming, schematic and design development, project analyzes, and site selections.
  • Contract negotiations and administration.
  • Construction inspections and oversight.
  • Interior design and the procurement of furnishings; and coordination of relocation activities.
